What this model assumes
The default loan is 90% of purchase, interest-only, at 12% annually plus two origination points. It does not model draw timing or tax liability. A zero purchase price means no agreed contract yet and uses the rule-of-thumb max offer. Profit is a projection rather than a guarantee; verify your valuation, quotes and lender terms.
