Nothing in TrackMyFlip — including any figure, report, chart, template, portal, or AI-generated text — constitutes:

• investment advice or a recommendation to buy, sell, hold or finance anything;
• a real-estate appraisal, valuation opinion, or broker price opinion;
• a home, structural, pest, environmental or code inspection;
• a binding construction or rehabilitation cost estimate;
• lending, underwriting, credit or insurance advice;
• accounting, bookkeeping, audit or tax advice; or
• legal advice, or a legally sufficient contract, offer or disclosure.

Using the Service creates no fiduciary, advisory, agency, brokerage or attorney-client relationship between you and us.

2. Estimates, assumptions and AI output

The Service calculates results from inputs and assumptions — purchase price, ARV, rehab budget, holding period, closing and selling cost percentages, interest rates, and rules of thumb such as the 70% rule. Those assumptions are defaults or values you enter. They are not verified facts, and small changes to them can change a result dramatically.

AI-assisted features generate output using statistical models. They can be inaccurate, incomplete, internally inconsistent, out of date, or confidently wrong. Receipt scanning and document extraction can misread values. Always check extracted figures against the source document.

Where an AI provider is unavailable, some features fall back to a deterministic calculator. Those results are labelled in the product and are still estimates subject to everything in this Disclaimer.

3. Comparable properties and market data

Comparable-property information, market figures and any third-party data shown in the Service may be incomplete, delayed, estimated, or wrong, and may not reflect the condition, location adjustments, permits, liens, easements, title defects or local conditions that determine real value. It is not a substitute for a licensed appraisal, a title search, or a physical inspection.

4. No guarantee of results

Real-estate investing involves substantial risk, including the total loss of invested capital. Property values, rents, interest rates, insurance costs, material and labour costs, and timelines all change and can move against you.

We make no representation, warranty or guarantee that you will achieve any particular profit, return, timeline or outcome. Past or illustrative results — including any figures shown in the demonstration workspace, marketing pages, or sample reports — are hypothetical, do not represent actual transactions, and are not indicative of future results.

5. Forward-looking projections

Projected profit, ROI, cash-on-cash return, schedules and budget forecasts are forward-looking. They rely on assumptions about future events that may not occur. Actual results will differ, sometimes materially.

6. Your responsibility

You are solely responsible for:

• independently verifying every figure before acting — with a licensed appraiser, inspector, contractor, lender, accountant, title company and attorney as appropriate;
• your own investment, purchase, financing, renovation, leasing and disposition decisions and their consequences;
• complying with all applicable law, including fair-housing, lending, advertising, licensing, permitting, building-code, landlord-tenant, securities and tax requirements in your jurisdiction;
• the accuracy and lawfulness of anything you enter, and of any report or portal you share with a lender, investor, partner or counterparty; and
• keeping your own records and backups.

7. Reports shared with third parties

Reports, exports and portal links you generate are built from data you entered and assumptions you chose. If you provide one to a lender, investor, partner or buyer, you are presenting it as your own work product. Do not represent any output as an independent appraisal, audit, or the work of a licensed professional. Presenting projections to prospective investors may trigger securities-law obligations; get legal advice first.

8. Availability and third-party links

The Service may be unavailable, interrupted or changed, and features labelled beta or preview may be removed. Links or integrations to third-party sites and services are provided for convenience; we do not control or endorse them and are not responsible for their content, accuracy or practices.

9. Relationship to our other terms

This Disclaimer forms part of, and should be read with, our Terms of Service and Privacy Policy. The warranty disclaimers and limitation of liability in the Terms apply in full to everything described here. Nothing in this Disclaimer limits liability that cannot lawfully be limited.
